Private Capital Ventures, LLC is a hard money lender in the United States. Its offices are located in Beverly, Massachusetts, a short 10 mile drive from Boston. It deals in first and second mortgages on real estate only for residential, commercial, construction, and development loans in the New England area. The principals in PCV,LLC have more that 75 years experience in real estate loans and mortgages of all types.

WE PAY SAFE RETURNS TO RISK ADVERSE LENDER/CLIENTS

Client/lenders are offered prudent, secured, collateralized loans at attractive % rates. The payments are made the lst day of each month from a secured bank loan account.

• For a loan of $50,000  to $60,000 a client/lender to PCV, LLC is paid monthly 9.65% p.a.- APR = 10.25%.
  
• For a loan of $60,000 a client lender is paid monthly 10% P.A.   APR = 10.60 %
  

The client's monthly payments are made from a secured, separate, bank account for prepaid interest that is set up and established by PCV, LLC at its bank for terms of 6, 12, 18, or 24 months when the first or second mortgage loan was recorded at a public registry of official deeds and records.

All prepaid interest is held in a separate ESCROW bank account, paid out monthly to you.

Personal guarantees and corporate guarantees are taken from the borrowers and all owners. Added collateral may also be secured when the loan is made on the real estate. Licensed, 3rd party, fair current market appraisals are made on all collateral. All borrowers are vetted by our staff as well as a "walk-thru" of the real estate pledged to PCV, LLC by both the appraiser and our staff people, too.

Credit reports are taken on all borrowers from PCV, LLC. 1099's are issued every January.
